Silicone-Based Elastomeric Roof Coating Systems

Flat & Low-Slope Roofing System Restorations

The Benefits of Silicone Coating

When your flat or low-slope roof begins to show signs of aging, standing water or weather-related wear, a full replacement isn't the only option. Silicone roof coating systems offer a durable, flexible and highly water-resistant solution designed to extend the life of your existing roof while improving performance and energy-efficiency.

At Morrell & Cullen Home Improvement, we specialize in applying professional-grade silicone coatings that stand up to the challenges of New England weather—from heavy snow and ice to summer UV exposure. These systems create a seamless, waterproof membrane that protects your roof for years to come.

What Is a Silicone Roof Coating?

A silicone elastomeric roof coating is a thick, rubber-like protective layer applied directly over an existing flat-roof surface (EPDM, modified bitumen, TPO, metal and more). Once cured, it forms a continuous monolithic membrane that resists water, UV rays, ponding and temperature fluctuations.

Silicone coatings are especially valued for their ability to withstand ponding water—an area where acrylic coatings can sometimes fall short. For roof surfaces that hold water after storms or snowmelt, silicone can offer superior long-term protection.

How Long Do Silicone Coatings Last?

A professionally installed silicone roof coating system typically lasts 10–20+ years, depending on:

  • Product chosen
  • Thickness applied
  • Roof condition
  • Environmental exposure

They can also be re-coated at the end of their service life, making silicone systems a renewable, sustainable roofing option.

Who Benefits Most From Silicone Roof Coatings?

This system is ideal for homeowners who:

  • Want to avoid a costly roof replacement
  • Have a roof that holds water or drains slowly
  • Want added protection before winter
  • Have an aging membrane that still has structural integrity
  • Are looking for a reflective, longer-term solution

Key Advantages

  • Exceptional Waterproofing: Silicone forms an impermeable membrane that resists standing water, heavy rain and melting snow. This makes it one of the best solutions for roofs with drainage issues.
  • Superior UV Resistance: Silicone coatings maintain their flexibility and sheen even under intense UV exposure. They don't chalk, degrade or become brittle in direct sunlight.
  • High Durability: Silicone remains stable during extreme temperature swings and provides excellent resistance to oxidation, freezing and thaw cycles—ideal for our Berkshire County climate.
  • Cost-Effective vs Full Replacement: Often 40–65% less expensive than tearing off and replacing a flat roof, silicone extends lifespan without the disruption or waste of a full replacement.
  • Eco-Friendly: Applying a coating system reduces landfill waste and can help improve energy-efficiency when using reflective "cool roof" formulas.
  • Adheres to Many Roof Types: Works on EPDM, TPO, PVC, metal roofing, modified bitumen, built-up roofing and more.

Where Silicone Coating Systems Work Best:

Silicone systems are especially beneficial for:

  • Commercial and residential flat roofs
  • Low-slope roofs with chronic ponding water
  • Older roofing membranes needing added protection
  • Modified bitumen & BUR roofs with minor surface cracking
  • Metal roofs needing an additional layer of weatherproofing

The Process

1. Preparation
We clean, repair and inspect the entire roof surface to determine if a coating is viable and to ensure proper adhesion.

2. Apply a Primer (If Needed)
Depending on the roof type, a bonding primer may be required to ensure proper adhesion—especially for aged membranes or certain metals.

3. Apply the First Coat
A thick layer of professional-grade silicone is applied using rollers or sprayers. This begins forming the seamless waterproof membrane.

4. Apply the Second Coat
A second coat is applied perpendicular to the first to ensure uniform coverage and thickness.

5. Let It Dry
The coating cures into a solid, durable membrane. We perform a final inspection to confirm proper coverage and thickness.

When Is It Not Recommended?

While silicone elastomeric roof coatings offer many advantages, they aren't suitable for every situation. They're not recommended for roofs with major structural issues, severe moisture damage beneath the membrane or roofs that are already at the end of their lifespan. In these cases, we'll always provide honest guidance about whether coating or replacement is the better long-term solution.
